Grace Townhomes is a 36-unit affordable housing development that opened its doors in 2016 at the corner of Trenton and Auburn Streets in a diverse North Philadelphia community. WCRP currently rents these beautiful two, three, and four bedroom townhomes and apartments to low income families, many of whom have experienced homelessness or have been unable to access traditional housing resources due to language and cultural barriers. Grace Townhomes provides much needed affordable housing for low income families with children and reserves 7 fully accessible units for families with physical disabilities.
WCRP developed Grace Townhomes to ensure permanent affordability in the area that by all indications will be next to experience the market pressures of gentrification. Although the neighborhood would still be characterized as distressed, real estate markets near Grace Townhomes show gentrification is fast approaching. The land beneath the Grace Townhomes is held by the nonprofit Community Justice Land Trust. After 15 years, WCRP will sell units at the Grace Townhomes to all tenant occupants who are interested and able to purchase them for prices well beneath market value, and the Land Trust will ensure that any subsequent resales are made to low-moderate income families at affordable prices.
WCRP provides property management and supportive services at Grace Townhomes. Beginning in 2025, tenants at Grace will receive specialized supportive services to prepare them for homeownership, including instruction in home maintenance and home purchase finance.
